A well-prepared home sells better than a lucky one. Here is the process I use to get sellers ready, priced right, and closed on time.
Why preparation beats luck
Selling is a process with a deadline and a number attached. Luck helps, but preparation decides. After 35+ years in quality engineering, I treat your sale like a product launch: inspect the condition, set the target, fix what matters, and manage every step to the finish line.
The result is a smoother sale, fewer surprises, and a seller who understands every decision that gets made.
How is the right price found?
The right price is not the highest price; it is the price that gets your home sold in a reasonable time for the most money, based on what comparable homes actually did. We look at recent sales, current competition, condition, and the pace of the market.
I will show you the data behind the number. You should never accept a price you cannot see justified with evidence.
What should you fix, and skip, before listing?
Not every repair pays for itself. Some fixes move the needle with buyers; others just cost you time and money. I help you focus your effort where it will actually show up in the sale price.
Deferred maintenance, like aging systems or obvious roof or mechanical issues, usually surfaces in the inspection anyway, so we address the honest list, not the endless one.
How do showings and marketing work?
Your home gets quality photos, clear honest copy, and accurate listing details. Showings are scheduled around your routine, and I give you feedback summaries so you know how buyers are responding, including the quiet signals that matter.
The goal is qualified buyers in the door without your life being turned upside down for months.
What happens when the offer comes in?
An offer is a starting point, not a final answer. I review every term with you: price, financing, contingencies, timeline, and the strength of the buyer behind it. Sometimes the best offer is not the highest one.
I negotiate for you, explain your options, and let you make the final call. When we accept, the same process discipline carries the contract through inspection, appraisal, and closing.
